Quick Rehabilitation Properties are purchased at a discount, rehabilitated, and then resold.  Properties falling within this model include:

 

§         REOs and Short Sales in Southern California

§         Purchase price discounted to a minimum of 25% + of the fair market value

§         Minimal to moderate rehabilitation required

§         Property can be rehabilitated and resold within approximately 90 days

§         Property can achieve a 70%+ IRR and a 50% annual return on investment

 

2)      Short Sale / REO Quick Turn Properties

 

Short Sale / REO Quick Turn Properties are purchased at a lender approved discount and then quickly resold for a profit to cash buyers who purchase at a discount to fair market value.  Properties falling within this model include:

 

§         REOs and Short Sales in Southern California

§         No rehabilitation required

§         Property can be resold within approximately 45 days

§         Property can achieve a 70%+ IRR and a 50% annual return on investment
