It really depends upon the property and the condition. Most banks have specific rates they accept, but if you back up your bid with lots of pictures, usually you will get it accepted.
do the banks usually set there prices for bidding by the state hud prices.

Just came across this question, but yes everybody that has these homes for the exception of property preservatuion comp usually follow hud guidelines.  Simply put its best to know guidelins anyway,learn your craft.

i am looking to get started in this line of work and was wondering if you could help.i was thinking of having a base price of about $625 to clean out a house that isn't that dirty and go up from there. i was just wondering what kind of advice you guys & gals could give me and what i would need to look out for?thanks a million and i hope everybody has a great day
Banks REO usually have a property sheet which has the property information and they have companies (this where you come in place) come out to to see if the property is vacant if the property is vacant they get a locksmith and change all locks and take pictures and then the property preservationist or recovery team and theu forward all that information to the bank. A that time the bank can go with your company or the call a local realtor to handle that proceess. So network with realtor also so you can have a team ready.

It does seem that most companies take there general idea of what they will pay from HUD's maximum allowed price sheet for 1 unit ,2 units, 3units, and 4 units. however even with HUD you can ask for additions depending on hazardous materials, paint, tires, , or some off the wall problems you will run into. The most important thing and what they have to go by is your pictures. Trust me on this one 350 pictures on a complete trash- out is not uncommon and you can send them the pictures of things you think should be added and they will let you know pretty quickly.
It all depends on your prefrence... You can charge by the load or by the number of trips or by the weight...You earn what you want...personally, I charge by the weight and bulk
